I’ve always had wonderful experiences at this location- tapioca is fresh and one of the best. Limited milk tea options (rose milk is superior) but the fruit green teas are all very good.

Took the red bean milk with taro and boba with soy milk. The bbt is pretty average and the taro don't have any taste but the texture was here. Staff are quite efficient even on a busy Sunday afternoon.
