Oversold, misleading photos, poor condition, poor management. Doesn’t deserve 9+ on booking.com, nor 5 stars here. Avoid. The Anya Estate villas look modern in the photos and they have a 9+ rating, but the reality is completely different. This property is not as described and does not deserve that score. The villa is in urgent need of renovation: torn cushions, worn furniture, tired finishes and generally poor maintenance. I’m uploading photos because the condition is obvious and does not match what’s advertised. Major issues during the stay: - Wi-Fi does not work in the bedrooms (we were told it only works outside). - Two nights of no sleep due to a high-pitched whizzing sound from an old air-conditioning unit (only fixed on the third night). - A bedroom window leaked heavily during rain, causing water inside the room. Their “solution” was to cover the window from the outside. - Breakfast is extremely limited and becomes repetitive very quickly. - They dont even have a water cooler (Bali water is dangerous to drink) and we needed to fill in bottles and put in the fridge We stayed 9 nights (booked 12) and only after we insisted, they refunded the last 3 nights outside Booking.com so we still "lost" the booking.com commission which they refused to refund. Worst part: on check-out day, one of our children had stomach issues (Bali belly) and we asked to extend checkout by 1 hour, knowing there was no booking that day. The manager refused “in case someone books due to a promotion.” This sums up the management attitude. I travel regularly and have 100+ Booking.com stays, this was the worst value for money I’ve experienced. Do not book with Anyar Estate unless they renovate and change their management.

A magnificent villa. Cleaning is at a high level, and for Bali this is very important. Everything is thought out in the rooms, curtains from the sun, soundproofing, interesting design, lighting - all the little things that make up our life are taken into account, even the air conditioners are located so that they do not blow on the bed. The kitchen is equipped with all the little things including an ice cream spoon and sushi dishes. Excellent bed linen, towels - everything is fresh, not frayed. Perfectly selected shampoos, soap and all sorts of little things for hygiene, such as hand and body oil. I really liked the villa.
